Job Description

Possesses, developers and maintains a high level of skill in all parts of general maintenance. Position will perform general maintenance including plumbing, painting, electrical, HVAC, apartment turn-over (make readies), and appliance repairs in accordance with company standards, and in conjunction with and reporting to the Property Manager.

Responsibilities

  • Promotes proactive and positive customer dealings to make their Omega Property Management experience high quality.
  • Must have ability to perform within a customer service focused culture for residents, vendors and employees; responds and resolves resident maintenance requests and concerns; leads by example with a proactive approach during customer interactions.
  • Performs service requests, make readies and preventative maintenance work throughout the community.
  • Proactively notify Property Manager of service requests based on work observations & preventative maintenance
  • Responsible for community common areas and ensures grounds are well maintained according to company standards; conducts inspections, identifies and resolves any hazards.
  • Performs work using safe work practices. Ensures completion of safety training and actively investigates and mitigates risks.
  • Responsible for inventory of parts and appliances and ensuring costs are minimized and adheres to budget; communicates and prepares required reporting; responsible for general maintenance and orderliness of facilities.
  • Completes property preventative maintenance and preventative maintenance on required systems and equipment.
  • Performs porter functions as necessary.

Variances in responsibilities may exist by community type:

Smaller Communities:

  • Responsibilities will include completing both maintenance service requests and turnover of apartments. May work alone.

Larger Communities:

  • May work on a team that completes maintenance service requests or turnover of apartments

Qualifications:

  • Valid driver’s license; valid vehicle insurance
  • Ability to communicate clearly and effectively in English, both verbally and in writing. Multilingual ability is a plus.
  • On call required for after hours emergencies; Schedule may require work on weekends, holidays and evenings.
  • Regular, consistent and timely attendance required.
  • Ability to move in and out of a variety of positions which include the following: sitting, standing, walking, squatting, stair and ladder climbing, kneeling, belly crawling, overhead reaching, lifting, carrying.
  • Ability to push and pull up to 118 lbs of force.
  • Ability to lift below waist up to 77 lbs and above waist 45 lbs.
  • Must complete and pass pulmonary exam and respirator fit test.
  • Willing to work full time for three properties in Amarillo and Lubbock
