Job Description
We are seeking an experienced and highly motivated Property Manager to oversee our portfolio of properties in West Texas. As a Property Manager, you will be responsible for managing the day-to-day operations, maintenance, and tenant relations of the assigned properties.
Responsibilities
- Property Operations: Ensure efficient and effective management of all aspects of the properties.
- Conduct regular property inspections to ensure they are well-maintained and meet safety standards.
- Oversee property maintenance, repairs, and renovations, coordinating with contractors and vendors as necessary.
- Monitor and enforce lease agreements, ensuring compliance with terms and conditions.
- Handle tenant requests, complaints, and inquiries in a professional and timely manner.
Address any issues related to rent collection, lease renewals, and lease terminations. - Conduct move-in and move-out inspections and manage security deposit refunds.
- Tenant Relations:Foster positive relationships with tenants, addressing their concerns and resolving any disputes.
- Respond to tenant inquiries and provide excellent customer service.
- Facilitate lease signings and ensure all required documentation is completed accurately.
- Financial Management:Prepare and manage property budgets, tracking income and expenses.
- Collect rent payments and ensure timely deposit into designated accounts.
- Monitor and analyze financial reports, providing recommendations to optimize property performance.
- Coordinate with accounting and finance departments regarding rent, invoices, and financial records.
- Marketing and Vacancy Management:Develop and implement marketing strategies to attract and retain tenants.
- Advertise and promote vacant properties through various channels.
- Conduct property showings and screen potential tenants.
- Evaluate tenant applications, perform background and credit checks, and make informed tenant selection decisions
Qualifications:
- Previous experience as a Property Manager or in a similar role is required.
- Strong knowledge of property management principles, practices, and applicable laws.
- Excellent communication and interpersonal skills.
- Strong organizational and problem-solving abilities.
- Attention to detail and ability to handle multiple tasks simultaneously.
- Proficient in property management software and MS Office Suite.
- Valid driver’s license and reliable transportation.
